Mesa, Ariz., June 24, 2026 – Phoenix Commercial Advisors facilitated the sale of Valvoline, a brand-new absolute NNN corporate ground lease. The property, located on the southeast corner of Power and Elliot Roads in Mesa, Ariz., sold for $2,600,000, or $743 per square foot.

The 3,500-square-foot center Valvoline, built in 2026, is situated as an outparcel to Avalon Ranch, a new shopping center anchored by ALDI and EOS Fitness, at a signalized intersection carrying nearly 48,000 vehicles per day.
