The Pittsburgh-based company spent $6.8 million on land near the intersection of Williams Field Road and San Tan Village Parkway in Gilbert, according to Maricopa County records. The property was sold by Signature at SanTan Village LLC, which is the developer and owner of a 30-acre, $145 million shopping center proposed to be built in Gilbert.

Dick’s plans on building a 119,397-square-foot House of Sport concept at the site, which will include a wide assortment of sports-related products with in-store experiences like a climbing wall, golf simulation bays, multi-sport cages and an attached outdoor field available for open play, clinics and sports leagues.

The House of Sport stores have been a huge financial win for Dick’s. In 2024, Dick’s opened seven House of Sports stores, bringing the total up to 19 across the country by the end of the year. Dick’s currently has 21 open, according to its website. The company plans on opening 16 more locations in 2025, with between 75 and 100 by the end of 2027. Dick’s is developing a House of Sports in Glendale at the southwest corner of the Loop 101 and Maryland Avenue that is expected to open in 2025.

In its investor documents, Dick’s reported that a House of Sport store costs close to $20 million to build. In the first year, a House of Sport location can be expected to generate $35 million in revenue. The company usually makes enough to pay for the entire project in less than four years.

“We see our House of Sport locations attracting more athletes who not only spend more time in the store, but have a significantly higher spend than our typical Dick’s athletes,” Lauren Hobart, the president and CEO of Dick’s, said during a March 11 earnings call. “In addition to driving strong athlete excitement, House of Sport is drawing unprecedented landlord interest, which gives us the opportunity to join some of the best retail centers.”
