Downtown Gilbert Development Lands Popup Bagels, Salt & Straw and 3 Other Tenants

A rising project in downtown Gilbert announced Tuesday a handful of new restaurant tenants.

Heritage Park — a 10-acre, mixed-use development that spans an entire city block at Gilbert Road and Juniper Avenue and is being developed by Phoenix-based real estate development firm Creation — will soon be home to Popup Bagels, La La Land, Hudson House and Salt & Straw. National fitness brand [solidcore], also leased a space in the development.

The newly announced tenants are taking the place of three restaurants from Omaha, Nebraska-based Flagship Restaurant Group, which originally signed on to open in Gilbert back in 2024 before construction started on the development.

It is unclear when Flagship and Creation parted ways.

The new tenants are expected to start opening in “early second-quarter 2027,” according to Creation’s announcement.

“Downtown Gilbert already has a strong base of great restaurants and retail, and this lineup is about layering in something the East Valley hasn’t seen yet,” said Alex Bez, COO of Creation. “The interest we’re getting from groups making their first move into this market speaks to Heritage Park’s ability to weave new, sought-after concepts into the fabric of this community.”

Popup Bagels, which started in Connecticut, will open its first Arizona location in Heritage Park in a 1,994-square-foot space.

Hudson House, an elevated neighborhood eatery from Dallas-based Vandelay Cos., will open in a 7,882-square-foot space. The company announced earlier this summer it has signed on to open two locations in the Phoenix area in coming years.

La La Land, a popular café chain, will open its first East Valley location at Heritage Park. The company will soon open a store at Biltmore Fashion Park and also one at an upcoming development, The Lakefront at Scottsdale, located at 7501 E. McCormick Parkway in Scottsdale.

Ice cream chain Salt & Straw will grow its presence even more in the Valley by filling 1,215 square feet at Heritage Park. High-intensity workout chain [solidcore] leased with a 2,483-square-foot studio.

Heritage Park still has more than 20,000 square feet of retail space available, according to its website.

The project is also home to a 288-residence luxury multifamily community slated to open in spring 2027, as well as a public square area with walking paths, art and water features. Created partnered with Crescent Communities on the multifamily part of the development.

“We’ve been intentional about creating a place that adds to what residents and visitors already love about downtown Gilbert by bringing together homes, restaurants, retail and public spaces in a way that feels connected,” said Sagar Rathie, managing director at Crescent Communities.

Construction on Heritage Park is progressing. Led by LGE Design Build, the buildings within the initial phase are now fully enclosed, with site paving and interior tenant improvements expected to begin soon.

The future phases of the project will also include a 125-room Marriott hotel, office space and additional parking.
